Three restaurant spaces at Ashburn Village Shopping Center went dark, and all three are now spoken for. A bagel shop from a Stone Bridge High School graduate is going into the former Jimmy John's. An Italian pasta concept has its sign up on the old Carnegie NY Style Pizza corner. A Chantilly Middle Eastern market is bringing its bakery and restaurant into the space Roadhouse Momo & Grill left behind. The center off Gloucester Parkway and Ashburn Village Boulevard is getting a new food lineup by passing its kitchens from one operator to the next.
That handoff also explains the timing. When a restaurant moves into a space that was already a restaurant, the empty months tell you how close it is to opening. Every one of these newcomers has a target date. None has announced a confirmed one.
The former Jimmy John's spent a year becoming Torus Bagels
The longest wait belongs to Torus Bagels. Its founder is Edward Wang, who graduated from Stone Bridge High School in Ashburn, played college football at Virginia Tech, spent two seasons with the Buffalo Bills and also had stints with the Oakland Raiders and Philadelphia Eagles, according to The Burn. The outlet first reported the project in October 2025.
By late August 2026, construction in the old sub shop had been going for months. The menu preview included curated bagel sandwiches like The Ozark: sausage, egg, cheddar, scallion cream cheese and hot sauce on an asiago Parmesan bagel. It also had a build-your-own option, sourdough toasts, English muffins and a full coffee lineup. Wang's team was aiming for October.
With October nearly over, the shop's own website still gave its address as 44110 Ashburn Village Blvd., Suite 134, and still said "COMING 2026." That fits how these build-outs usually go. A bagel shop needs ovens and kettles a sandwich counter never had, so even a former food space takes real work before it can open.
The Carnegie corner has a sign, which is a later stage than a lease
Pasta di Guy has been public since April 2026, when The Burn reported it was heading for the center. In mid-October the sign went up on the corner spot that used to be Carnegie NY Style Pizza, The Burn reported on October 14.
The menu is built around curated pasta dishes plus a build-your-own pasta where diners pick the ingredients and sauce. Flatbreads, sandwiches and salads round it out. The brand runs three other locations, so Ashburn is a new outpost of a working concept, not a first try.
The local team is aiming for November, and no official date had been announced as of that report. That puts Pasta di Guy about six months from first report to target, half as long as Torus. The difference fits the spaces. A pizza kitchen becoming a pasta kitchen keeps more of what was already there than a sub shop becoming a bagel bakery.
Roadhouse moved on, and Cozmo One is sending half of itself
The third space opened up when Roadhouse Momo & Grill closed. By an April 13 report in The Burn, the restaurant had shut its Ashburn Village location and said it planned to relocate, though it hadn't named the new spot.
Cozmo One was reported to be exploring the space in May and was confirmed in October. Its Chantilly location combines a grocery store, a butcher shop, a bakery and a restaurant. Management told The Burn that only the bakery and restaurant are coming to Ashburn. The menu covers shawarma, wraps and rice platters, with pizzas and burgers alongside.
The team hopes to open "sometime in November or December if all goes smoothly." Of the three targets, that's the widest window, and it comes with a condition attached.
How the gaps compare
Put side by side, the three swaps follow one pattern: a former food space going back to food, with an announced target but no confirmed date.
| Former tenant | Incoming tenant | What it serves | Latest stated target |
|---|---|---|---|
| Jimmy John's | Torus Bagels | Bagel sandwiches, build-your-own bagels, coffee | October 2026 target, per August report; site still says "Coming 2026" |
| Carnegie NY Style Pizza | Pasta di Guy | Curated and build-your-own pasta, flatbreads, salads | November 2026, no official date |
| Roadhouse Momo & Grill | Cozmo One | Bakery plus shawarma, wraps, rice platters, pizza, burgers | November or December 2026 |
The closest example of how one of these targets plays out is just down Ashburn Village Boulevard at Ashbrook Marketplace. Tous Les Jours, the French-Asian bakery café, had planned to open Thursday, August 6. It pushed the date to Friday, August 21, The Burn reported. It opened on August 21 in the renovated former Cafe Rio Mexican Grill space, with pastries, cakes, breads, sandwiches and coffee. Cafe Rio's closure had been reported December 17, 2025. From closure report to opening day, that space sat empty a little over eight months, and the final date slipped by two weeks.
Roadhouse's closure was reported in April. If Cozmo One opens at the far end of its window in December, that gap comes out to roughly eight months as well. So the Ashbrook timeline is a fair benchmark for the Ashburn Village spaces. The date tends to arrive close to the target, but rarely on it.
The fastest turnover in the area this fall happened in a space that never went out of the restaurant business. At Broadlands Village Center, Pholicious and Peri Peri Original both closed temporarily for remodeling in August, The Burn reported. The Pholicious space reopened under new management as Teabreak Pho & Boba, which opened the week of October 21. It serves pho, bánh mì, skewers, milk and fruit teas and smoothies, and joins the brand's Herndon and Sterling locations. That took about two months, a fraction of the time the Ashburn Village spaces have needed, because a pho kitchen stayed a pho kitchen even though the management changed.
One more November target sits a few minutes away on Ashburn Road
The same pattern holds in Old Ashburn. Chai Caafi has announced a November opening at 20704 Ashburn Road, in the Historic Ashburn Mill building, more or less behind Carolina Brothers BBQ. The Burn reported the plan back in April. Here's how the café's website, as quoted by the outlet, describes the concept:
"Chai Caafi is a fast-casual, halal-certified desi fusion café located in Ashburn, Virginia. The café blends nutritious whole‑food ingredients with authentic South Asian flavors, offering smoothies, juices, high‑protein snacks, chai, healthy wraps, and family‑friendly menu items all prepared fresh and ready to go."
The menu preview includes an Elaichi Latte made with two shots of espresso and cardamom milk, a Pershwari Kehwa green tea with a hint of cardamom, and Kashmiri Chai, the traditional pink tea served with whole milk and a pistachio garnish. Like its neighbors on Ashburn Village Boulevard, it has a target month and no official day yet.
What to watch at the center between now and the holidays
The center's storefronts will show progress before any announcement does. Pasta di Guy has already reached the signage stage, which usually comes late in a build-out. Torus Bagels has been under construction the longest, so it's the likeliest to open with little warning once its site drops the "Coming 2026" line. Cozmo One has said the least about its timing, and its window runs into December. Across all four, the pattern from Ashbrook Marketplace and Broadlands holds. A space that was already a restaurant comes back as a restaurant, and the date usually lands a few weeks after the first one announced.
When the storefronts around you change, it often changes how buyers see your street, and that matters if you're thinking about what your home is worth. The Local Group follows these Ashburn openings the same way it follows sales, and Eryn and Colleen are happy to talk through what's happening near you. Get Your Home Value whenever you're curious.
