Purcellville's New East Main Street Storefronts Come From Down the Road

  • October 22, 2026

New walls are going up inside Suite U at the Purcellville Shopping Center, 609 E. Main St. In September, the owners of Train to Mumbai posted construction photos of the space, and The Burn ran them under a plain headline saying work had begun. Most people who have bought a sandwich on this stretch know the room. It belonged to Purcellville Eats until this summer.

This year's openings, moves and new tenants along East Main mostly involve businesses Loudoun already knows. A sandwich shop moved a couple of blocks, and a Lovettsville restaurant is taking the room it left. Between them, a restaurant team with an existing following is opening a café, a salon at 600 is trading floors in its building, and farther east a Leesburg coffee shop has opened a second location inside the Giant. Very little of it is a newcomer betting on Purcellville. Most of it is local businesses growing, downsizing or swapping spaces, and that is why the street feels different without feeling unfamiliar.

Here is where each business stands as of mid-October, by address:

Address Business Status as of mid-October 2026
600 E. Main St. M. Franklin Studio and Boutique, Zoe's Hair Salon, Makeup by Melissa Boutique reported closing; salon moving downstairs, makeup moving upstairs
609 E. Main St., Suite U Train to Mumbai Under construction, no opening date announced
713 E. Main St. Maggie's Corner Café Listed as "Coming Late Fall 2026"
737 E. Main St. Purcellville Eats Open since June 25 at The Shoppes at Main & Maple
1000 E. Main St. SimplyBe Coffee inside Giant Open since May 22

Suite U Opened Up Because Purcellville Eats Moved Two Blocks

The chain begins with a short move. Purcellville Eats, a sandwich shop, first opened in the Purcellville Shopping Center on East Main Street in 2022. In February, The Burn reported that it would close temporarily and relocate down the street. It reopened on Thursday, June 25, at The Shoppes at Main & Maple, 737 E. Main St., with 20 percent off food during the two soft-opening days.

Loudoun Now's coverage of the reopening identifies the owner as local restaurateur Kevin Bednarz. The restaurant stayed on the same street, kept the same name and kept the same customers. It also left a fitted-out restaurant space behind at 609, and that vacancy is what made the next move possible.

Here is the sequence on East Main:

  1. Purcellville Eats leaves Suite U at 609 E. Main St. and reopens June 25 at 737 E. Main St.
  2. Train to Mumbai signs on for Suite U, gets building permits by early August, and starts construction by mid-September.
  3. Maggie's Corner Café gets ready at 713 E. Main St., between the old Purcellville Eats space and the new one.

The Business Taking Suite U Already Runs a Restaurant in Lovettsville

Train to Mumbai isn't new to Western Loudoun. The Burn reported in August that the Indian restaurant would open its second location in Suite U, and noted that the original has been operating in Lovettsville since 2024. The same article quoted the restaurant's website describing its menu:

"Our menu is a tribute to India's rich culinary heritage, thoughtfully curated to celebrate bold, diverse flavors."

The dishes listed include Chicken Tikka Masala, Lamb Vindaloo, Saag Paneer, Shrimp Biryani and a Truffle Ghee Rosemary Naan.

Anyone counting on a specific date should know the timeline has shifted. In August, the team told The Burn it hoped to open "sometime this fall – hopefully late October or early November." By The Burn's September 19 update, there was still no official opening date, and the owners were hoping to open "later this year." WhatNow reported that the owners described the buildout on social media as "Slowly but surely!" Until the restaurant posts an opening day, the Lovettsville dining room is the place to order from.

A Team Purcellville Already Knows Is Opening at 713 East Main

Between the old Purcellville Eats space and the new one sits 713 E. Main St., where the Magnolias at the Mill team is getting ready to open Maggie's Corner Café. The café's page reads "Coming Late Fall 2026." The planned menu covers baked goods, farm-to-table salads and sandwiches, soups, coffee, takeout meals and catering.

This opening has already moved once. When The Burn first reported the café in January, it was aiming for spring. The café's own page now says the team needs more time to get things right but still plans to welcome customers later this fall. No opening day or hours have been posted.

Once it opens, a short walk along East Main will take you past a sandwich shop that moved two blocks, an Indian restaurant opening its second location, and a café from a restaurant team already known in town.

At 600 East Main, the Same Building Is Rearranging Itself

Not every change involves a kitchen. At 600 E. Main St., the Loudoun Times-Mirror reported that M. Franklin Studio and Boutique is closing its clothing boutique after 11 years. Owner Melissa Franklin is narrowing the business to Makeup by Melissa.

"It's been a great run and a lot of fun. I'll miss it," Franklin told the Times-Mirror. "I decided it's time for a change."

Both tenants are staying in the building. According to the Times-Mirror, Franklin is moving her makeup business to the second floor, next to a bridal suite where wedding parties and other groups can book services privately. Zoe's Hair Salon, owned by Zoe Zimmerman, is moving from upstairs to the ground floor with four stylists. Franklin told the paper the two businesses may share clients for weddings and events, and that she is excited about working together.

The Times-Mirror described the boutique as closing within a few weeks and holding a 50 percent off sale on everything except makeup until then. No exact closing date was given, so call ahead before driving over for the sale.

The same article covered another local salon. Jenny's Salon owner Jenny Grafton said she would downsize and move somewhere in the Round Hill or Purcellville area, with the new location to be announced later. Even when a business here gets smaller, the plan is to stay in western Loudoun.

Up the Street, a Coffee Shop Opened a Second Location Inside Giant

The pattern holds at the Giant end of the corridor. SimplyBe Coffee, part of the nonprofit Tree of Life Ministries, opened its second location inside the Giant at 1000 E. Main St. on May 22, according to Tree of Life's account of the expansion. The first SimplyBe is on Church Street in downtown Leesburg. Tree of Life CEO Susannah Lee calls it "coffee with a cause," and the shop employs people with disabilities. The Loudoun Chamber held a grand-opening ribbon cutting on June 25.

Like the other moves on the street, this is a Loudoun business expanding a few miles from its first location rather than an outside chain arriving. Coffee near the 1000 block is now easy to fit into a grocery run. The rest of the corridor still has dates to set. Purcellville Eats is open at 737, the old Suite U at 609 is under construction, and 713 has a sign that says late fall.

When the businesses on your street change, the way buyers see your block can change too.
